It's a great opportunity for my family to have some additional income down the road.But man, it is tough telling a young family with 3 kids that aren't going to be allowed to rent the house due to prior collections owed to landlords and vehicle companies. 

Wealth in real estate is built on appreciation over a long period of time (e.g many investors in Bay Area and LA) but on BP and social media, cash flow is constantly pushed in inexpensive locations which likely won't appreciate enough to make up for all the costs.

What I'm wondering is how we can find some resources to help us better determine one of the key aspects of real estate (location) in a city and state we don't currently live it (but will be moving to).

If they want to move forward, we first advise them that if they are approved, we will need the deposit in certified check or money order only within two business days; and pro-rated rent prior to turning over keys by similar method (Once they move in, we have other payment options available).

At least one should be located in CA.
