So off to a great start and also want to say I have listened to over 50 podcasts from bigger pockets along my way.

As a former property manager, I listen to NO ONE who tells me a "rule".

My wife these days does that she list at comps and the low end of the comps.. and for the last year has been getting her clients 15 to 75k over ask every time. but you start to high and you wont get any offers and will end up selling for less you would have had to listening to the second agent. 

I'm new to Bigger Pockets and have spent the last 6 months listening to the podcast, reading investing books and talking to friends who are all interested in the same stuff.

And listen to the podcasts.

Hey Everyone, I am not new to bigger pockets as a reader and podcast listener, however I am new to the actively looking for property aspect.

Have you listened to the podcasts that BP offers?

These generally are easy exams, and if you have to listen to someone drone on for hours (even online) you'll probably be frustrated.

I have been listening to BG podcasts religiously but am new to the forum. 

I'd also listen to the BiggerPockets podcast.
