I am 100% remote as well and decided to take the plunge based on their reputation and the communication I had with the various folks I’ve talked to.  

@James McGovern - when it’s clear they aren’t or can’t pay then our motivation is to get them out as soon as possible to get the unit rented to a better paying tenant.We serve them with a NTQ.We offer them cash for keys (the equivalent of our attorney’s cost, which is about $1500) on a tight window of time.We explain how bad having an eviction on their record is for them.Still, only about 30% take us up on it often citing that $1500 isn’t enough moving money.

I have checked and the only way to get them is to go to the court house and access a computer they have set up!

New to RE investing , can I claim taxes fees on RE mentor/coaching, including Real-Estate software system package as RE start up Business cost? 

Just like rent control, it ends up costing more money and reducing supply - the exact opposite of what the ostensible goal was.  

If you're goals are not putting up the 25% capital, focus your energy and priorities on what your goals and priorities are.
