We are coming from San Diego which has a very different real estate landscape.

We are currently redoing the entire house; flooring, bathrooms, kitchen cabinets, removing Luna walls and sheetrocking, removed a bunch of unnecessary walls to open floor plan up, new doors and trim, new furnace, waterlines, water heater, lots of new wiring and lighting, pine T&G walls in dining room, insulated attic and a ton of landscaping (mostly tree, brush and flower removal).

It’s probably more profitable to clean up, patch and paint, maybe throw a new vanity, LANDSCAPE, and list.

Appraisal reports can vary with terminology used, so I can't say anything about the context of this one, but Site and Site Improvements most commonly refer to Land and miscellaneous land items like driveway, landscaping, etc.  

So I will be adding new kitchen cabinets and countertops, as well as new roof, fresh coat of paint, little bit of landscaping for the back yard.

Preferably something that needs a "facelift" . . . which in my market this time of year would be paint, some landscaping, and a good cleaning. 

If you think about it it's like having people pay YOU to landscape YOUR yard into a very fertile garden.

Items on the agenda are:- pave road going through property- light landscape work- build perimeter fence - clean debris around park- set actual gravel pads where RV's will go- acquire newer MH's at wholesale price to owner finance to new tenants- add extra security lighting and cameras to property Any and all advice is welcome!

Keep landscape/dirt from touching anything but cement.
