When I ran my numbers, I ran with increasing the rent $50 right away and then over time adjusting it slowly with the tenant to market rent (or market rent to a new tenant if this one left).It's not a cash flowing property as is when considering variable expenses, but is appealing to me because of the maintenance already done, purchase price, close to home (so I can work on it with my kids to teach them), and with some businesses I can do 2+ year leases for a little more stability.I would like the seller finance so I can keep more reserves as I'm also looking at a STR cabin purchase.

Not sellling and the looooong term plan is to give them to the kids and they would then receive properties with a stepped up basis (assuming the laws dont change in the future).Live in Ohio if that makes any difference.Might add another rental when, if, the market pulls back.This whole conversation caught me by surprise so I am trying to process it.I have emailed my insurance agent, property manager, and researched IRS issues (I do my own taxes).

My home country's lenders will not consider me as I have no recent track record of earnings and so I wanted to explore getting a mortgage with a US based lender to buy a property in my EU home country, ultimately then moving there and paying of the mortgage from there ... is this possible to anyone's knowledge?
