I've heard several ladies interviewed on various podcasts who shared a story sort of similar to what you shared above about your reasons for being interested in real estate.  

First,  I would check to see if the dad even left the house to him and/or does the courts even recognize the "son".

I recognize that this often means paying a bit more for better properties, but of course don't want to overpay and lose years of potential appreciation in doing so.  

Some I recognized the loss right away and got out immediately.  

Now I also have passed the classes for Texas RE as Texas does not recognize any other state license unless your a broker.

It's funny @Bill GulleyI coach people but I have some requirements as to whether or not I would coach themOne of the requirements is to get licensed in certain states, New York, Maryland, New Jersey, DC, Florida, California, Virginia, etc. there's a few othersOne of the other requirements is that I interview the attorney on the phone for the real estate investing newbieIf they don't understand what subject to a wrap or installments or private lending or joint venture partnering is, and the attorney doesn't need to be educated, because in law school they don't learn that (lol), it's my favorite four letter word NEXT!
