I am pretty new and need some assistance in where I could download or get RE purchase and assignment contracts for Texas.

I know for a fact that it's because one unit has been trashed and is being lived in by someone who should be on assisted living.

For example, for the first couple of deals... you go find the house and then assist them with the renovation/flip and you share in part of the profits. 

Under FNMA Guidelines you are allowed to have 10 Mortgages (1 Primary, 1 Secondary, 8 Investment) but actually you are allowed to have as many owner occupied properties past FNMA (whole other discussion)If you have questions or assistance please let me know.Regards,Joe Scorese

Many times the forms you will find on the internet are not very good and/or don't address specific local concerns and requirements.

If possible, I would also like to shadow, or preferably assist someone who is either in the same boat or already has experience.
