If you don't expect any major capital expenses in the next 10 years, why would you budget $30 grand for capital expenditures during that time?

I will be selling my house coming soon , its a $700K house , in theory it should rent for 5 grand ,  BUT it takes a while to find someone qualified , and they wouldnt be long term , they will biy .

I would have about 14-15 grand saved by April next year.

Check em all out and make Grand Pa smile up there! 

There may even be  a few grand more worth of Cap ex or depreciated expenses left.  

I wanted to get your thoughts on a couple of the areas I'm currently considering investing in - Kalamazoo MI, Grand Rapids MI, and Fort Wayne IN.

I bought a duplex FHA three years ago and have about 60k equity built into it (bought in Grand Rapids MI at a great time).

If they are legally her children/grand children, they would be acceptable, but likely not otherwise.
