This was and is the thrust of the arguement that each of us is looking through the "rose colored" glasses of our viewpoints for our chosen business direction.But in order to carry this on I believe that Eddie's attempt in starting this was not to relive the clash, but to try to find out how each investor "marries" the two or three different viewpoints to maximize the profits.So, I will ask each of you, when your main focus says that a property or deal does not work for your standards, do you even attempt to work the numbers using another method?

At this point, I am more than half way through the course material.

Wholesalers tend to have some rose color glasses with actual rehab costs.I suppose if I could dedicate enough money to be able to payoff investor loans I could avoid the %rate hikes in the future.

The place is really in perfectly adequate condition, but our plan is to go in and take it to the next level... replacing carpets with wood plank tiles, installing glass tile backsplash , staining kitchen cabinets dark and adding satin nickel pulls, adding stainless appliances, a dishwasher, disposal, built in microwave, resurfacing countertops...

When a tenant moves in halfway through the month, they charge the full month up front and then half a month of rent for the second month.

Once she understands that you aren't going into this with rose-colored glasses, that you understand the risks and have a plan to get around them, she may be more open to moving forward.Honestly, it's really easy to be supportive of a spouse's goals as long as they are some nebulous, "in the future" goals or dreams and they don't require any actual work or commitment from you yet.Be patient.  

When painting my house the painters got bright blue paint on my custom made screens so they decided to cover it up with black spray paint...only problem was they left them on the windows so now there is black spray paint on the window glass ...ughhhh

@Roy Glass D areas can be profitable but only if you know what you are doing.

I plan on forming a limited liability company in the future and look forward to absorbing as much knowledge as I can from this community so I may one day become successful in meeting my goals and ambitions from self-sustaining income.I'm also halfway through reading Robert Kiyosaki's "Rich Dad, Poor Dad", which has changed the way I think and brought back my interest for real estate investing.
