Thank you. yes your wrong.. the day of equity only loans left the barn in the GFC.. pert near every single HML that is in the business of making loans will want to see you bring some cash in.. now you can refi paid for assets and take cash out.. so maybe thats what you do buy them for cash then refi.. but for new purchases they are going to want to see downpayments..

Sorry for the sarcasm.If you take the $180k purchase price (unstated but I assume same as your as-is value) plus the $70.5k rehab estimate, the result is 85% of the $277.3k ARV.

Offsetting against future gains and building them up against a potential windfall or RMD retirement days etc.But they're also not bad to use if it relieves a tax burden from a sale in the right situation.  

They're likely all working out of the same call center somewhere overseas.
