The 4th and final tenant moving in end of month.

Hey Christian,I went through the identical situation on my first purchase back in april, tenants were on a mtm lease so after i closed on the property i just had to give them a notice that their lease would not be renewed at the end of the month and that i would also give them an additional 30 days to vacate after the final month was up. 

But that is a really generic question, and can't be answered without writing a book.

It's better to learn from someone's experience then from books.

As I read through Alex Goldovsky's book Bulletproof Title Due Diligence (great book btw) and some of the potential title issues come to light, I'm wondering what jurisdictions you experienced investors have blacklisted and will not invest in.
