Oftentimes, these folks are looking to dispose of excess material from the project sites and/or have stock piles at their yard.  

You're looking at well under $100 in materials to do it right and have it last forever.

I recently read a post that suggested a new investor should walk the aisles at Lowes/Home Depot to determine a range of prices for rehab materials.

The key duties of the property manager in this phase include: Generating appropriate marketing materials (photos, flyers, etc) and getting them in the right locations so your tenant pool will see them.

I have used Vistaprint for business cards and promotional material and they are good.We used them for mailing postcards and we are not thrilled by the response.

So much material in this thread. 

A lot of the cost comes in on the finishing material and the type of products you use.  

I also like the control over my materials so that I feel confident that my material is 100% different than other letters that are hitting property owners' mailboxes.

There is a lot of expensive materials and classes/seminars you can attend regarding the note business.
