Deferred financing is all about speed and keeping your cash liquid.  

Median housing price is a terrible metric for home appreciation in America that the media loves to wag a stick at and say the housing market is slowing down or speeding up. 

So that small difference in interest-rate percentage between individual vs institutional private lenders is a small difference but I think the speed of the individual private lenders is a BIG advantage for me since I want to scale quickly and get lots of great deals coming my way from my network.

Should i offer to an 'open' listing to many realtors and whoever brings the best (and fastest offer(s) wins?

The fastest you are permitted to submit assignments is 2/week, so 10 weeks is the minimum for the basic course.

I tend to listen at 1.5x speed so I can listen to many.

But the best/fastest way to learn in my opinion is to go work for free for a local wholesaler in your market.
