This feels gimmicky and overrated to me. 

I want a specialist that's an expert, and not a jack of all trades and master of none.

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.  

I feel tenants don't care as much.

"I got access to the MLS, I am viewed as an expert with my license, I know and can follow the regulations better than most wholesalers and I got better sales skills"  If anything, there's just more competition.

Seeking help from realtors, meeting with financiers can be instrumental in handling such investments as these are areas where one would need experts’ advice, lawyers or financial analysts for guidance!

. ;)  there are accountants answering you so I will leave the expert advice to them.. from what I know of HML  of which I have been doing it for 40 years now.. you pay tax in the state you live..
