You'd have to establish that they're "at fault" (i.e. failed to pay rent, breached a material term of the lease, engaging in criminal activity on the property, etc).

This can make it difficult to compete with more established investors who have more financial resources.

I tried going through Angie's list and Home Advisors and all the contractors there are way overpriced.
