Elderly tenant with declining mental faculties gets taken advantage of by some young drug addicts (meth and other stuff) who convince her to let them take showers at her place (water is included with rent) and they start hanging out there and stealing from her.  

Any suggestion on an experienced and well tested lease form for Texas (inclusive of the addendums) that I can leverage?
