There is more to investing out of state than the condition of the house .

I am a current house flipper and looking to start converting into more passive investments and am really interested in the note investing concept. 

San Antonio is an rich vibrant city full of affordable housing, tourist attractions (Alamo, riverwalk, sixflags, white water and more), military bases (Fort Sam Houston, Lackland Air Force Base, and Randolph Air Force Base) and surrounded by great suburbs (Stone Oak, Alamo Ranch, and the Dominion).San Antonio reclaimed its spot as the nation's fastest-growing city in 2023. 

Re-organizing our rental houses into their own LLCs and considering using a virtual business address for each of these. 

I was thinking of house hacking a multi-family.

It's currently some houses in my local market for sale that I want to run through the different calculators.Thanks again and maybe we can work together!

I recently purchased my first rental house in Woodstock, GA.

Consider exploring this in combination with buying a house/condo with multiple parking spots deeded to it.

The problem comes in here. he is trying to get into another house in south florida using his VA loan so he can avoid  a down payment. the mortgage that we are going to be taking over is with a va loan. is he able to have 2 properties with a va loan and still avoid that down payment?

Also wise to think about perhaps if you sell the house, will the new owner add some lattice up there that will trap snow.
