You might just ask them to sell you their version of an appropriate set of wholesaling documents.  

Contract for me and buyer and or assignment documents and or the double close contracts...I'm looking for the easiest to understand contracts so I don't confuse the seller and also nothing that says CONTRACT on top cause I told them there assignment papers between us.Any recommendations or advice would be greatly appreciated.

I would ask for supporting documentation.  

I am in California and the Realtor board has lease forms as well as supporting documents (notice to pay, etc).  

Your lender should know how to exclude those from the arithmetic, and what documentation from you is required to justify it.
