I picture us potentially having one site that goes on our marketing materials - like yellow letters and postcards - and another site for business cards/networking.So do you then have a couple of sites?

Hi BP community-I'm starting out, marketing to a list of 600 absentee owners with 50% equity in properties, and wanted to try something a bit different than the traditional yellow letter/postcard approach.So, I've sent postcards with nothing but a web address written.

Should I follow up by sending an offer in the mail or a letter in the mail describing the offer?

If you list the property, the tenant can still buy it, but you can treat them just like any other buyer - i.e. write me a contract and provide pre-approval letter and good faith deposit etc.

Inventory is so low that I've resorted to yellow letters, and I've been in many multiple offer situations where I was outbid despite bidding 10k+ above list price.

Get the numbers, sit down with an attorney, send the Pres a letter.

Lot's of fraud out there from false people.A true lender or mortgage broker in the commercial space will ask for liquidity, net worth, equity positions, global cash flow before even saying they can possibly get a commitment lender letter and only after seeing requested docs on a property.Watch out for wolfs in sheep's clothing who promise to do the world but you just have to give them that upfront money.

Soon after tenants moved into a place a year ago, the tenant contacted me saying she got a letter from so-in-so, so-in-so was asking if whoever lived in the house could forward her drivers license to her when it arrived in 3 weeks to her current address in Texas.
