Good morning Brian,Believe it or not, having little/no money is not the biggest obstacle right now.

Personally, if you have the capital to do so and you go with the SFH route, I am all about adding or converting something to an ADU, such as a detached garage.

All the new construction will drive people to seek out larger detached homes for more value (per sq ft).1.

We bought the smallest/cheapest townhouse in an excellent community and were fortunate to go from $104k ($5k down) to $270k in 9 years and moved to our current house (single family detached).
