every major mid west deep south and rust belt market has TK providers and in many markets there will be numerous providers.I find they will generall specialize in certain asset class's  like some will hone in on C /D for the returns on paper look very good.. others will only Do B and up and wont do any hud..

There are too many larger interest groups with deep pockets who want to see that go away (hotels,etc.) or be made much less profitable so people will naturally not want to do it.Some people have done really well with it but even if you ask those investors they are starting to diversify out seeing the writing on the wall.
