It's a good time to start reconciling the year if you haven't already

To do that, I was intending to sell some stock (75k to completely pay of home 1). 

The more serious the major the less time to party.

This is what I’m seeing in the market: Leaning on existing lender relationships is generally the path towards originations these days.

In some cases, if the ARV is outlandish or the change in value is rapid and extreme (ex: purchasing for $100k last month, appraising for $500k thirty days later), it may need to be supported by a CDA or evidence of repairs/upgrades. 

Are the other parties to the agreement the property owner sharing the well and maybe an HOA?

@Greg Hammond If you decide the property is no longer worth holding on to and you decide to sell, in addition to the capital gains you want to consider depreciation recapture as well as any closing costs and commissions.
