Apparently it is no deep dark secret what cards are being sent out. 

Whether that notice is to remind them not to smoke in the property, a pay or quit notice, a pick up you pets crap notice etc.

Post emergency phone numbers, provide fire extinguishers, check the batteries in the smoke alarms frequently (they are the first to go) and get a good insurance guy/policy.

Even though the tenant was paying the lender counted that junior box as if it would go dark what would the market lease rate be?

Can you smell lingering old smoke when you go over there?

I've gotten intermittent complaints of various minor lease violations such as noise, smoking in the house, etc. but none detailed enough to give me verification that this guy is the culprit (by all reasonable assumptions he is).
