I don’t think I want to do this twice as closing costs seem like there going to be around 25-30k.

I don't think it's worth trying to sue the county over 6k, it may cost more in legal fees.This was my first flip and it has been a school of hard knocks. 

And the year inbetween lets you season that LLC so it has a business record which makes it more attractive to lenders.

Any costs, term adjustments, or any problems should be made clear by lenders.
