Still needs another coat and color coat but they wait till near the end of construction for final coats so it doesn't get damaged during construction.

It has very good year round appeal in my book.There is no month that is below 65% occupancy for me. in general, June and July are strong, along with Oct/Nov/Dec due to fall colors and holidays.

You are going to have to write the checks, and (hopefully) receive the checks from the renter without issues.Your risk tolerance, and your analysis of the current local market, the current applicant, and your own current situation will color the decision you have to make.The answer is, it will be different for every owner, and every property--which is why I say asking online for a go/no-go on a punch list of items is (maybe Russian roulette).I hope this all works out well for you.Good Luck!
