We are expecting our 2nd child in December and have been thinking of ways to create additional income because we are choosing for her to work 8 days per month (so we can keep her benefits).  

Too many tenants say it gets them sick, allergic, etc so I stopped exterminating inside and put it on the tenant. 

So one reason would be that eventually my wife and i may want to have another child but in our current situation our unit only has 2 bedrooms.

After a wife, child and 6 years to reflect I sold the 2 family and crawled out of debt.

A relative comes back, an office becomes needed in a home (lots of different reasons for that possibility), another child is on the way, more storage needed as you co-exist longer and acquire more stuff.

As a Canadian investing in the U.S.A. you will most probably want to have a Canadian Controlled Private Corporation (CCPC) and an entity incorporated in the U.S.A. which is a 100% owned subsidiary (child) of the Canadian corp.

The 16 year olsd is probably going to be having friends over quite a bit that spend the night.....and of course the adult companion (male or female) will be there a LOT with a child of their own.

Also make it look accordingly and match or exceed amenities.Don't fully rely on property managers, if your property is the ugly child, the only one that loves it is youIf you share details maybe we can brainstorm solutions. let me know
