I know there are a couple investments (GM Factory Zero and GM Lake Orion, Ford Battery facility) but it seems a lot of the auto manufacturing is moving to other states/countries, and these investments are merely replacing other facilities.

According to Fred turn around time is 4-6 months on these properties and after loans are paid off I would get 40% of the profit.Also from the loan a good $10k is put into an account that pays the mortgage on auto pay from the first month for 10 months in case the deal takes longer than the anticipated 4-6 months to protect my credit.

Highest fail rates for the AINS, CIC, CPCU, CISR, etc (for those not in the insurance world these are designations that show you are proficient in insurance, not just pass a state exam) are in the commercial casualty (which includes Commercial General Liability, Business Auto Policy, Work Comp and Commercial Umbrella).

Good personal umbrella insurance policies can typically be had for less than $500, per $1,000,000 of coverage, and you only need one umbrella to cover all of your personal lines (Auto, Home, Rentals, Boats, etc) Commercial Umbrella or Excess Liability policies, for 1-4 Family and Apartment Buildings will generally average at less that $700 per million of coverage and typically, one policy can cover all of your rental properties.
