Hi I just bought two properties at the foreclosure auction, And I’m thinking if I were to rent it out what is the basic rent that I should charge?

Does anyone know of a HML that will fund a deal on a cash only property at an Auction?  

I've had some friends with great success bidding on properties in auctions, so I'm wondering if there are any warehouses for auction. 

I had searched for how to analyze a deal to make sure I was doing it right before I went to bid at the auction.

I called a number and they suggest I contact the sheriff's office especially for auctioned properties. 

What’s your take on buying at auction ( auction.com ) - owner occupied homes?

If you think a downturn is coming in less than a year, imagine how much worse it will be when people in the complex default and stop making payments and banks start selling off the units at auction

I am actually purchasing the property from the county or from the owner pre-auction.

Do I plan for 2-3 direct marketing campaigns a year to try and find those deals, or should I use wholesalers, bird dogs, auctions, MLS (or something I'm not even considering) since its such a small number?
