We do not set up accountants at small or local building supply stores as the pricing is generally too high and also if the materials don't get paid for by the contractor ordering them, the property will get a lien attached to it until the materials are paid for by the store.

Most listings these days say right in the remarks "all offers must be with proof of funds/ pre approval attached".Unless you're going off market, you'll present a weak offer without funding lined up.
