How do they typically get paid: flat fee?

Hey BP community,I ran into this situation and thought is worth asking/ flashing for anyone who is just starting.I’m house-hacking a 3-flat and got 2 insurance claims so far last year (each one on a separate unit, not the one I occupy).

For 2 Flats about $ 750 total cash flow, 3 Flats about $ 1150 4 unit about $1400.

Maybe @Mark Ainley would know something like this.Off the cuff, $70k sounds pretty expensive....are they ripping off a gable roof and installing a flat what or what is the setup?

Gas stoves are an appreciated upgrade - but if gas isn't available then go for a flat top electric.

For example, as sewer costs a flat 62/month, the 15% that the JADU represents is only $9.

When we make that bet we also evaluate how long it may take to sell the asset later.If the $750K 4 flat you're considering cash flows $150-$200 /door now,  as it appreciates will the rents go up enough for it to be attractive to the next investor in line, or will it appreciate in value but the rents remain relatively the same?

As you know right now, rents are pretty flat.
