This means your mortgage payment will include all four components: the principal & interest components of the loan itself, and the taxes and insurance on the property.  

The key is to educate yourself and align yourself with people who are already in the space you want to be in. 

So I guess the main thing I can do is try to align to summer if my tenant leaves or I can get them to go month-to-month?

Know this, systems/components will fail, tenants will do crazy things but after doing your homework and planning with a winning attitude you will achieve your objectives.

Expect to be told straight to your face that your blower motor as a component costs three times what it actually costs the repairman to buy it at the local supplier.
