For instance, I found a foreclosure for $25,000, went out to look at the property and from the outside, I could tell that there were no indications of foundation problems, could use new shingles (but no need for whole roof rebuild), new windows and probably air-conditioning repair(10-15,000).

Maybe we could scope potential RE deals from the air, or a new type of yellow letter marketing: Tow a banner that says "call xxx-xxx-xxxx to sell your home today!"

Maybe that is what is causing her be "somewhat depressed".The getting high from second hand smoke is ******** he might smell it but unless the neighbor is in a 5x5 room sealed and air tight I'm raising the red flag on this one.

I will come back here and periodically give you all an update on how I'm doing each week.Here is a brief summary of what I gathered from the walk-through (applies to both units unless specified):Get paint inspected for lead on the exterior, Repurpose hardwood floors, Replace all windows then board them up, Replace back door (unit 1), Full rehab in bathroom, Fix electrical panel in kitchen, Gut all walls and floor in kitchen down to the studs (unit 2), Repair hole in bedroom ceiling (unit 2), Add appliances and countertops, Replace hot water heaters, Rewire outlets, Add air conditioning unit, Fix plumbing in kitchen and bathroom, Paint entire house inside/out, Work on Landscape in the back, clean roof and gutters, add down spouts for gutters, add gas meters, and gut and redo the small balcony off the kitchen.I would appreciate it very much if you seasoned investors will give me your input, suggestions/advice, and comments.

I was told you dont even have to use blank signs , you can use cut up boxes and you can get the sticks from off the sides of the roads where bandit signs were up , there is a video on you tube called how to build your buyers list with free bandit signs its a pretty good video try it out and let me know

My mother had hospital visits that she could not afford and as a result, her credit is literally down the tubes...I wouldn't want to do a hard money loan because I simply would not have a way to come up with the money at the end of a short period.
