right now it is at 4.375%.Since home prices and interest rates are near perfectly and inversely related, it stands to reason that a good time to buy would be a few months after the Fed has achieved its target rate and sellers have experienced a Thanos-snap dusting of buyers.  

I think at the end of the research towards better terms and rates, a typical broker can achieve the same or similar but by juggling elements such as charging points and adjusting lender fees and underwriting fees and rates.  

The question would be, are there others you can go ahead and connect with to achieve the same objective today and MLS leads begin appearing for you.Hope that helps.Ken
