It sounds like this is in your favor on the surface if you are writing accurately unless you went to remedy and it the lease is a net lease that the tenant is responsible for the remedy hence a NET lease.

Once you are under contract you can get more accurate data for the expenses.Bottom line is you will always have some unknown data until you get the property under contract to start finding the details.
