It accomplishes the same thing as an in-person review but without taking up all your time.

I wouldn't listen to people telling you to move, you are in the right place for what you are looking to accomplish because of the high rents and the average cashflow per door + appreciating typically seen in that market. 

You do have to meet the sheriff at the property to change the locks, etc... so again... local is better to accomplish that task. 

That's not always going to be accomplished with referring someone to a contact you have, but rather it can be encouraging them after a rough deal, giving them counsel on a different thing, etc.   

If "your" team knows what you are trying to accomplish it simplifies everything. 

Know applicable safety codes and building codes and abide by them when accomplishing a preventative maintenance item. 5.

They say the best market to invest in is the one you know, and if the market you know can accomplish a diverse range of strategies then you might have a good thing going for you!

I spent years trying to accomplish something in real estate on my own and got no where, not because I couldn't get it done or I didn't have the ability but mainly because of mindset and accountability. 

It will take you a few years to accomplish this strategy but you will get there.
