Make sure you change the address on your drivers license, get owners insurance not landlords insurance, put all the utilities in your name, move in and rent out your previous primary. 

I’d be paying $200 a month on the mortgage plus the utilities.

Right now it houses all the homes utilities but I’d would like to convert back to an office.

I'd consider renting to nonprofits that have seller include the utilities.

Additionally, there is a pad that is utilized for storage that is not listed in the rent rolls that could have a MH added for one more pad's worth of monthly income. 

Is there any leverage that I can utilize as it relates to moving this forward?

Says SSN may not be valid and to verify identity.I'm concerned that the tenant who is well-qualified is moving out, and the tenant who wants to stay is not qualified (the income concerns me, as well as Tenant 1 telling me on the phone that she's willing to help Tenant 2 which makes me think Tenant 2 really can't afford the place solo).Tenant 1 also told me that while the garage apartment is separately metered for utilities, the seller kept those utilities in his own name and has tenants venmo him for the utility bills.
