It seems that when listening to Bigger Pockets podcasts, I hear the same logic, both from the hosts and the guests (mostly), that as a midsize (5-20) multi unit investor, Cash flow plays a secondary role to appreciation.  

Our goal is to close on a 10-30 unit building by the end of the year. 

I have two roughly .25 acre lots on a property with a rental unit that I own.

From what I've heard, once hitting around 90+ units, it's time to hire another manager to help with the workload.

I have one two-unit rental property in Denver, CO and am looking to acquire land and a house hack next year.

It depends on how much capital you have but I recommend either house hacking (3.5% - 5% down) a 2-4 unit property or you'll need 20-25% down for a non-owner occupant purchase which comes with higher rates.

Of course, this depends on your unit blends... 3 beds are in HIGH demand.  4 beds are instant refills (and warrant annual rate increases).Hubbell CBRE puts out a rental report every year. 

if you do not have US citizenship, a green card, or a visa, make sure that if you are seeking financing that you either have a US co-sponsor or your lender can lend to foreign nationals.

Exceptions sometimes made for our studio and 1br units on extended stays.- Reservation holder must be on site during stay.
