Alexander, I am doing my best to expanding my network, as far as providing worth I'm not sure what I can bring to the table other then an eagerness to learn, my idea to to work with someone in exchange for knowledge and experience.     

Neither of these had approval from myself.I am now in a position where some serious money is being left on the table ( the flip is not finished).

We have agreed to go in together on a property bringing to the table-15k down, monthly savings that would be funneled back into the house for improvements and reno, a legal understanding of the situation (non emotional and non negotiable), and an understanding of why we want to do this. 

If you cant fund the whole deal by yourself I would bring another player on the table.

In this field, training and education is very important but so is keeping your lights on and food on your table. 

With the photos you may be able to open up the negotiation table with proof of  the rehab needed, then present him your offer.  

That leaves a potential of $600/ month on the table  profit wise.  

Or combine it with some land divisions and value adds it can be pretty neat returns.. and as passive as they get.. the only threat of course is fire and other than the Tillamook burn back in the early 50's forest fires on the WEst slope and in the coastal mountains are rare. 

If he owns it outright and you bring a nice chunk of cash to the table its a possibility.
