You certainly CAN be rid of a cockroach problem, but it will take some smart treating.  

It is a lock box system and potential tenants use their smart phones to unlock and gain access.

You have to be smart about. 

When investors buy a property it usually is smart to base the rehab and work off of RETAIL rates and see if the project still hits objectives.

Make smart choices not emotional choices. 

I could be wrong about this but I think all windows must be working properly here and can not have cracked glass.

@Manny Fernandez the terms you've quoted here are extremely competitive for the current market. 90% LTC is rather aggressive from a lender's perspective at the moment-- I wouldn't think it's smart lending but from an investor's side, I would go with it. 

@Stanislav Perevozchikov you're smart to be looking at Indianapolis for all the reasons that you've mentioned.

Currently this is little more than a Sonos speaker integrated with my smart home system that ensures there’s some relaxing music playing for guests when they open the door after what is usually a long drive in.
