Luckily, he bought the place from me before the lease ended, and I wanted out of that neighborhood, anyway, (had already sold the other unit I had there) as it was declining rapidly after a school district change.  

Do not get played and let the contractor know you have already been to school and are now teaching the course............ : )I don't know about roofing demands but if this is a high building time of the year there then this is why you are getting the crazy rate quotes. if so you have to find someone good without much business or wait until later in the year when things cool down.

Which school district did it fall in? 

I am a mom of 4, a proud USN Vet (served 8 years), in school for my Life Coach Certifucation, and also bartend!

Near a high school doesn't really matter with 1 bds as the tenants will be singles or couples.

I hit a home run with the duplex I'm living in now as far as location and neighborhood, so the wife and kids don't want to go anywhere.My duplex is one block from the Columbia River with some great walking/biking trails that run the length of the river through most of Richland and the kids' school is one block in the other direction.

Other than that, I'd list out all the friend networks you have (i.e. high school, college, different clubs, orgs, family) and focus on getting 1 partner from each network.

Communities in Dayton can vary greatly and the school system in the city is not very good. you can PM me and I will be happy to discuss Options.
