Really appreciate all the feedback and support, an update on the property, i've gotten current Cap Rate, unit by unit rent breakdown, and even better found out the property is not rent controlled. currently working on formulating the project to present to private investors but i dont have private investors!!!

She provided instant updates, was always reachable for any questions, and was very flexible to my needs and circumstances.

Some websites are really slow to update status.

The numbers look good especially is I can do some of the updates on them.

Historically the 3 markets Matt quotes regularly (San Fran, LA, and San Diego) have a great historical rate of appreciation going back many years (at least 60 year in San Diego).

That plumbing thing may be Scary I’m sure behind the walls hasn’t been updated I’ve yet to inspect it.

My wife wants to purchase a SFH and I want to build rental property portfolio, so it seemed like a good compromise could be a duplex where we could live in one unit and  rent out other unit while building some equity and updating the property. 

Are the tenants paying regular and on time?
