If you are in a large metropolitan area, I don't think the rents will drop that much if any when the market turns, it will be just harder to find good quality tenants and have them pay rents on time.

For some people, a partial 1031 is worth it, but generally speaking, I don't advise it.

You should probably speak with an asset protection lawyer (I am using one right now but it is not cheap). 

Profit margins, after paying lot rent, is slim but possible in the lower quality communities assuming lot rent is low.
