As long as you buy at a fair price where the numbers work out you will be ok, this will give you experience with a rental property but as you get more engaged into real estate investing you will figure out there are so many ways to acquire properties that require a creative mind that can recognize an opportunity and make it work.

Oregon has very strict anti equity skimming laws.. if accused of that and found guilty they make you walk the plank.. along with civil penalties.when buying a pre foreclsoure it can be done you simply cannot:1. rent back to the family that is losing it. ( which I think is pretty stupid)2. you have to share profits with them and are limited to how much you can make if you flip the house.3. you have to be a licensed foreclosure agent to work with them or have one rep you in the transaction.

I define a good tenant as someone who:Pays all of the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for multiple yearsGood tenants are the result of effective screening by a skilled property manager.

The agreement is between the seller and the broker, you as a buyer are not a party to the agreement, unless you engaged the services of an agent who informed you about this property.
