We had a friend in the community ask us if we'd be willing to rent to some friends from Miami for 2 days and they would leave Sunday morning by 11.   

The market does appear to be heating up since Covid has caused more people than usual to vacation here this summer.

So when a tenant of mine moves out they are in my name (just water/power as I don’t need gas for heat in Vegas) and then they switch back when a tenant moves in.

I still live in my first home that purchased around 4 years ago, and have since then remolded around 80% of it including a new roof, added central a/c and heat, among many other updates throughout.

(Gas, water, electric)While I don’t feel comfortable going the same route in the case they would take advantage of high heat or lights on 24/7.I want to have them pay for utilities, looking around online and even a few rentals in the area, it seems like it’s common to have the landlord pay for water.
