I have spoken to PML that fund flips and they aren’t sure how to lend for auctions.

(Today those numbers might seem “reasonable” but back then it was scary enough.)I don’t know how long most people could go cashflow negative $15k/month but I would have been done in a few months.

When we wholesale in Denver metro its usually 78-80% ARV, we would only go lower if it was a slightly riskier deal (no good comps, stigmatized area, layout that might not make sense, house will be listed in the winter).Having said that our flippers are still having success with those number because of how hot the Denver area is. 

She'll quickly learn which properties perform best, how to handle tenants and contractors, and much more.  

I want to learn how to do real estate.

The experienced locals are predominantly in local REIAs, not so much BP, in my views.GC: no one that I know of uses a GC to rehab.
