I'm a big fan of the "Rich Dad Education" format of having multiple Corps and LLC's to mitigate exposure.Personally, I buy in a LLC and manage it with the S-Corp.  

I am a big fan of this area, however I have only been here for a year and am PCSing to Cannon AFB, NM at the end of next month.

Actually, I am not a big fan of online estimates, that report a properties value, but according to one most people use, the property is only valued @ $76.6k and it looks like the realtor is boosting that he/she was only asking $45k.

Another important aspect is that taxes are not as favourable here as they are in the states (property tax as an example) so those are a couple reasons Im not a huge fan of rentals in these markets.

Not really a fan of these deals but if the numbers still work then you do it as the end buyer.  

Most of rehab has already been done therefore doing $10/sqft for repairs(light fixtures, ceiling fans, painting of interior walls).

Next time pull the carpet back and put a fan on it to dry it out vs replacing it.
