I guess the neighbor has called the sheriff on my tenants for a welfare check on the children.

Yup know the type well.. as we all know the hippies and flower children of the late 60S San Francisco  ended up moving north up into N.

He is an older gentleman who’s children are wanting to keep building his legacy.

This happens to be for a friend who is renting to her young adult children who are well-behaved - just in need of learning about responsibility :) So I'm not as concerned about it being iron-clad as I am with just giving them the illusion that they are expected to be responsible adults.

These tenants are a couple with two small children making a combined 5x the monthly rent.

The grandkids even know.I guess it was story time tonight, my point....some people ate too many paint chips as children.

The beneficiaries will be our children or their trusts.  

With 2.5 children still under our roof and responsibilities.

Then you add the art to the science and consider things like your job stability, property locations/demand, commission/salary, children/spouse or not...plus just your ability to sleep at night and add those to the equation.Good question and a good exercise to monitor your personal balance sheet regularly.  

I have some ideas for a couple light remodeling things they could do if necessary but being parents they typically will not listen to their children and have to hear the advice from someone else.
