Turn that around and start with your financial model: what is the price tag on the property, what is the condition, what is the rehab budget, what will the rents be, what will the financing look like and what is the cash flow etc. 

I will say we have great hard working folks in Louisville now building cars and trucks so in my opinion they should strongly consider it.
