As a filipper my costs are a lot higher compared to a buy and hold investor.A flipper will put in new carpets, refinish the floors, paint the walls etc. etc.A buy and hold investor will NOT do any of that stuff.

Either way, it gobbles up money, you cant track it (the way I want it to track), it has too much distractions when everyone posts clips of naked kitties and magic tricks...seriously..

Hi all-I have heard that there are ways to rent to travel nurses but that you have to be put in a system.

I would need cash for closing and the difference of what the loan doesn't cover from the purchase price after the rehab money is put in escrow. 

I also agree with @Lee Ripma in that if you find a trustworthy partner that can deal either with the tenants and the building/contractors directly or manage the property manager while you just put in cash and receive your share of the cash flows/equity.
