I don't think we will ever see a nation-wide rental decrease of 4% in a single day as the DOW did today.

As you can see from my post even a property manager could end up placing a tenant in there that's going to tear the place up.I'm too wet behind the ears to offer advice on tenant quality in the KC Metro Area, but I would guess it vary's widely from area to area

A couple tips from an amateur: 1) Buy a high quality camera, 2) take the picture of the front at a 30-45 degree angle (makes the house look bigger), 3) Take the pictures in the middle of the day, but 4) Don't take exterior pictures with the sun in the shot, 5) Go for wide shots that make the house look big (although I don't generally like wide-angle lenses because people actually feel disappointed when they get there) and 6) The house still needs to be nice.

You really need to identify these other key expenses to analyze the property correctly.The cost to repair a foundation can vary widely.  

take time to know so when you say 15k it is a solid minimum charge of 1:1 materials labor.....or market rates....hint:. insurance underwriters get a monthly rate sheet o tell them current payout conditions based on current averages market wide and national wide......of you do not know or question yourself ASK FOR HELP.

The rents vary widely in that area.
